Survey of November median home prices shows a decline locally and statewide
Median home sale prices in Bellingham and Whatcom County decreased in November, as Washington remains one of the most expensive states in which to purchase a home.
Whatcom County real estate prices
Whatcom County’s median home sale price reached an extreme high of $682,000 in July 2024, the highest price from 2012-2026, according to Redfin Metro Area Data, a residential real estate brokerage that uses home listings to generate metro area data.
Whatcom County’s median sale price across all of November 2025 was $593,000, a 1.5% decrease compared with October and a 2.6% decrease compared with the same month last year, according to Jason Lee, a local broker with Windermere Real Estate in Bellingham.
“Through the month of November, (year to date) activity numbers for Whatcom County looked nearly identical to 2024. YTD units sold, average price and median price were all similar to the previous year at this time,” Lee told The Herald.
“Despite the similarities, in November 2025 we have about 25% more inventory than last November and are also seeing longer days on market.”
Bellingham
Bellingham’s median sale price was $678,000 in November, according to Lee. That’s an 8.9% decrease compared with October, and a 2% increase compared with November of last year, Lee said.
In October, Bellingham’s median sale price increased to $739,000.
Statewide
Washington’s median home sale price in November was $626,400, a decrease of 1.7% compared to the same month last year, according to Redfin data.
Redfin lists Washington as the fifth most expensive state in which to purchase a home in 2025, following California, Hawaii, Massachusetts and Colorado.
“Nationwide, 30% of homebuyers searched to move to a different metro area between October 2025 and December 2025. The top 5 states homebuyers searched to move to were Florida, Arizona, North Carolina, Tennessee and South Carolina, while California, New York, Illinois, Washington and Maryland were the top 5 states homebuyers searched to move from,” according to Redfin’s U.S. Migration Trends data.
