Looking for a house? Bellingham’s median price just dropped by $40k

Median home sale prices in Bellingham and Washington decreased in May, while home prices in the entirety of Whatcom County increased slightly.

Whatcom County

Whatcom County’s median home sale price reached an extreme high of $682,000 in July 2024, the highest price from 2012-2025, according to Redfin Metro Area Data. Redfin is a residential real estate brokerage that uses home listings to generate metro area data.

Whatcom County’s median sale price across all of May was $610,000, a 0.8% increase compared with April and a 0.5% increase compared with the same month last year, according to Jason Lee, a local broker with Windermere Real Estate in Bellingham.

The county’s median home sale price in April was $605,000.

“There are not enough quality homes in Whatcom County to satiate the number of people that want to purchase and live here,” Lee told The Herald back in April.

Now, inventory has increased compared to last month, along with the median home sale price.

“The story this spring was rising inventory — about double the inventory we saw in spring 2024,” Lee said. “We’re on track to hit 1,000 active homes and condos in the coming month, a data point not seen since 2016/2017.”

Bellingham

In May, Bellingham’s median sold price was $642,000, according to Lee. That’s a 7.9% decrease compared with April, and a 4.2% decrease compared with May of last year, Lee said.

The median price of homes sold in Bellingham in May was $646,116, according to data from Rocket Homes.

In April, Bellingham’s median home sale price was $685,000.

Washington

Washington’s median home sale price in May was $653,300, a decrease of 0.46% compared to the same month last year, according to Redfin data.

Washington has been among the top 5 most expensive states in which to purchase a home in 2025, along with California, Hawaii, Massachusetts and Colorado.
