Retail, housing project is on its way to Bellingham where YMCA center once stood

Barkley Village in Bellingham will soon see more housing and retail space with construction on a mixed-use, multifamily project expected to start later this year.

The Manning will be built at 2401 Rimland Drive at the former site of the YMCA Early Learning Center and on part of the existing driving range next door. The project will be located up the street from the recently completed Trailview Apartments, an affordable Mercy Housing project.

The YMCA Early Learning Center is relocating to a new space built into the Trailview Apartments building. The center is expected to be open in its new location by March , Mercy Housing Northwest President Joe Thompson told The Bellingham Herald in an interview for a previous story.

The Manning is expected to have two residential buildings and five townhomes with 170 total units. The plan includes one-bedroom and two-bedroom market-rate units. The housing is expected to be built above a two-level, below-grade parking garage with 223 stalls.

The project is also expected to have a retail space of 3,500 to 4,000 square feet.

Barkley Village is also working toward a Green Globes Building Certificate for The Manning, according to Marketing & Community Outreach Director for Barkley Village Leah Macaleer.

A Green Globes certificate is awarded by the nonprofit Green Building Initiative. It’s a comprehensive, science-based, three-in-one certification system that evaluates the environmental sustainability, health & wellness, and resilience of all types of commercial real estate, according to the Green Building Initiative website.

“Sustainability is a primary focus for us in the village right now,” Macaleer said.

Barkley Village also has a goal to set aside one acre of land for every acre developed, according to Macaleer. By the time the Village is entirely developed, it’s expected to be 250 acres, Macaleer told The Herald.

The total construction cost of The Manning is undetermined, according to Macaleer. Construction is expected to begin by late summer of 2023. There is no estimated date for completion.
