Nooksack Valley saw steepest price gain in 2Q Whatcom County home sales report

Whatcom County’s median home sale price in the second quarter was $634,000 — a $9,000 increase compared to last month’s median sold price, according to Peter Ahn, co-owner of Bellingham’s The Muljat Group, who compiled a real estate report based on data from the Northwest Multiple Listing Service.

“The median price of a Whatcom County home sold in the second quarter was $634,000, a minimal 0.1% increase in comparison to the second quarter of 2024. The number of county homes sold in the second quarter likewise barely budged from a year ago, up 0.4% to 685,” Ahn states in the report.

“Despite given some of the current circumstances, including mortgage rates that are virtually unchanged from last year, I think it is a very healthy sign that we are remaining consistent with sales and not experiencing a drop in either sales or home prices,” Ahn said.

In Bellingham, the median home sale price decreased slightly compared to last year, dropping to $758,500 — a 0.2% change compared to the second quarter of 2024.

Although Bellingham had minor price changes, other Whatcom County towns such as Ferndale and Nooksack Valley had more dramatic changes:

Here’s how median home prices for the second quarter varied by town:

Nooksack Valley: $575,000, up 16.2% compared to 2Q 2024

Ferndale: $659,500, up 9%

Sudden Valley: $605,000, up 2.5%

Blaine/Birch Bay: $560,000, up 1.4%

Bellingham: $758,500, down 0.2%

Mount Baker: $370,000, down 2.6%

Lynden: $626,500, down 4.9%
