Amazon snags Kelso warehouse, but here's who's leasing in Woodland

A major commercial real estate developer's bet on new warehouse projects in Southwest Washington appears to be paying off.

One occupant has agreed to take more than 276,000 square feet of space at a new warehouse project in Woodland, while Amazon makes steady progress towards moving into a Kelso warehouse completed in late 2024 that upon completion was billed as the "largest speculative development" in the Pacific Northwest.

Tigard, Oregon-based plumbing equipment company Consolidated Supply Co. will occupy Woodland Industrial Park's east building when the two-warehouse project finishes construction at 345 N. Pekin Road in Woodland later this fall, according to a release issued by the warehouse's developer, Trammell Crow Company. The 276,092 square feet of warehouse space Consolidated Supply is taking makes up is roughly 30% of the available 931,186 square feet available.

According to Consolidated Supply's website, the company sells pipes and plumbing products to professional plumbers, municipalities and contractors, among others, along with kitchen and bath plumbing fixtures through its 22 The Fixture Gallery stores located across Washington, Oregon and Idaho. It was founded in Portland in 1928, and the fourth-generation family business now has its corporate headquarters in Tigard and employs more than 500 people.

Karla Neupert Hockley, Consolidated Supply's chairman and CEO, said in quotes provided in the Trammell Crow release that their new location in Woodland "reflects our continued commitment to the Pacific Northwest."

"Expanding our distribution footprint allows us to improve service levels, streamline logistics and enhance the extraordinary service our customers expect from us," Neupert Hockley said.

One tenant lined up for new Woodland warehouse under construction

More than 655,000 square feet still up for grabs

The Woodland warehouse project broke ground in August, according to an earlier news report. The east unit is the smaller of two warehouses under construction on the 66-acre Woodland site.

According to an email Monday from Tramell Crow spokesperson Ryan Salchert, another 655,094-square-foot warehouse on the property is fully available as no other tenants have yet been lined up.

When asked about construction progress, Salchert said there was "nothing new to share" besides confirming that "the completion timeline is still fall 2026." The larger of the two Woodland warehouses features 40-foot clear heights and 130 trailer parking stalls, according to Trammell Crow.

The Woodland warehouse project was among two speculative commercial real estate developments in Southwest Washington that involved Trammell Crow. Speculative means that the projects were built without a specific tenant or buyer in mind.

Trammell Crow also developed the 1.1-million-square-foot Mid I-5 Industrial Park at 2700 Talley Way in Kelso.

The Kelso structure started construction in the summer of 2023, was completed in late 2024, and sat vacant for more than a year before Amazon secured it for a new fulfillment center.

City of Kelso Building Department records show that the most recent developments on the project include a May 4 Commercial Fire Life Safety permit application for installing liquid hydrogen tanks used to power forklifts.

Separately, design and engineering firm Ware Malcomb, on behalf of Amazon, applied Feb. 26 for a building permit seeking to add new restrooms, break rooms and office space to the building. The Kelso online database shows that the project's construction costs are valued at $4 million.
