Bellingham, Whatcom County median home prices saw a dramatic drop in April
Median home sale prices in Bellingham and Whatcom County declined in April, and Washington remains one of the most expensive states in which to purchase a home.
Whatcom County
Whatcom County’s median sale price across all of April was $589,000, a 5.5% decrease compared with March and a 2.6% decrease compared with the same month last year, according to Jason Lee, a local broker with Windermere Real Estate in Bellingham.
“The speed and volatility of mortgage rates rising in March carried over into April and the start of our spring real estate season — it felt like both buyers and sellers were equally discouraged,” Lee told The Herald.
Whatcom County’s median home sale price reached a peak of $662,000 in July 2024, the highest price from 2012-26, according to Redfin Metro Area Data, a residential real estate brokerage that uses home listings to generate metro area data.
Bellingham
Bellingham’s median sale price was $638,000 in April, according to Lee. That’s an 8.9% decrease compared with March and an 8.5% decrease compared with April 2025, Lee said.
“Despite the cautious start to the month due to elevated rates in March, April finished with new listings and pendings nearly identical to April 2025,” Lee said.
In March, Bellingham’s median sale price increased to $700,000.
Statewide
Washington’s median home sale price in April was $607,277, a decrease of 1.4% compared to the same month last year, according to Redfin data, and an increase of $36,423 compared to March’s median of $643,700.
Redfin lists Washington as the fifth most expensive state in which to purchase a home in 2025, following California, Hawaii, Massachusetts and Colorado.
Many residents have also been looking to move out of the state, according to Redfin.
“Nationwide, 30% of homebuyers searched to move to a different metro area between December 2025 and February 2026. The top 5 states homebuyers searched to move to were Florida, Arizona, North Carolina, Tennessee and South Carolina, while California, New York, Illinois, Washington and Maryland were the top 5 states homebuyers searched to move out of,” according to Redfin’s U.S. Migration Trends data.
